The Resource Management Act is designed to ensure sustainable management of New Zealand’s natural resources, however the regulatory environment is complicated and requires industry expertise.

Many activities require resource consents from district and/or regional councils.

 

Activities which require consents/approvals may include:

Land use consent (new dwellings or accessory building, additions/alterations to existing building, changing the use of a building, earthworks/gravel extraction)

Subdivision consent (to divide properties)

Coastal permit (for any development or activity in coastal areas)

Discharge permit (wastewater, stormwater, dairy farm effluent disposal)

Water permit (for taking or using water from a river, stream, lake, well or bore)

S348 approvals for access

Concessions for activities within the National Parks

 

Bonisch can undertake due diligence assessments for your proposed activity, identifying potential consent requirements, including additional reports or assessments that may be required as supporting information and work with other consultants or our in-house team of engineers and surveyors to provide that information where required.

Applications may include negotiating with other stakeholders to achieve a desirable outcome and we can identify and work with those stakeholders on your behalf. 

Should your applicant proceed to a hearing, we can attend these hearings on your behalf you and provide expert planning evidence in support of your application.

Private Plan Change

For a large project on a property that does not meet the relevant planning requirements, you may consider requesting a private plan change. A plan change makes changes to specific parts of a District Plan such as the zoning of an area of land or the building design rules that apply. A private plan change is more time consuming and costly than a resource consent, but it provides more flexibility for ongoing development, which can make it more appropriate for large scale developments. Our experts can advise you if a private plan change is likely to be an effective and efficient way to meet your objectives and then lead this planning process on your behalf.


Coastal Activities

These activities usually focus on using an existing resource such as a river, lake, foreshore or coastal land in a different way. Setting up coastal-based business or infrastructure will require not only resource consent but also DOC concessions to allow you to proceed.

Farming Activities

Tighter regulations mean resource consent is required in almost all aspects of the farming industry. Consents also need to be renewed every five years and are subject to changes in requirements meaning you may need to make changes to existing operations in order to meet the conditions of consent.
